Variance

A Variance is a formal process where you file an application for variance with the city or county planning department, in an effort to get approval for something the zoning code does not normally permit. For example, I had a client that wanted to divide his property by using an existing fence line for a boundary of the new split. Placing the new line in that location also meant he could keep the driveway with the other piece of property as he wanted. But doing this, meant he was not honoring the County's width to depth ratio requirement, which said the property could not be more than 4x in length what the property was in width. So he applied for a variance.
