Utility Easement

Utility Easement is a dedicated strip of land for the purpose of running things like water lines, overhead or underground power lines, or phone, fiber and cable lines. Most city lots have utility easements shown on the original subdivision plat.

Be sure to check your title commitment, original subdivision plat, and even call 811 to have any utilities marked before building or doing any improvements to your lot. People have had to move building before!
